When selling a business with real estate attached to it, there is often more value in selling them separately. A real estate investor is different from a business purchaser and you can maximize the value of both by finding the right parties for each. It’s very common for a buyer of a business that comes with real estate to instantly execute a sale leaseback after the purchase. Then the buyer gets all the unlocked value of the real estate with a long term lease attached. Don't give away that value. Execute your own SLB prior to selling your business to ensure maximum return for both the real estate and the business.
Learning Objectives:
-
How to evaluate whether a SLB is right for you or not. To understand when to engage a real estate broker before selling your business.
-
To understand how the SLB creates significantly more value than selling your real estate along with the business.
